According to the company’s data, FORMA workplace ranked first in terms of office space sales by blocks in Moscow at the end of the first half of 2026, having sold 32,000 sq. m, or 23% of the total demand volume in this segment.<\/p>\n\n\n\n
One of the key market trends at the beginning of the year was the growing demand for small office units. Premises with an area of up to 300 sq. m accounted for 89% of transactions, while the share of lots under 100 sq. m increased from 42% in the first half of 2025 to 56% a year later. This format is popular both among small and medium-sized businesses purchasing premises for their own needs and among private investors counting on rental income or subsequent resale.<\/p>\n\n\n\n
The most active demand remains in established business districts \u2013 the Belorussky cluster, the Leningradsky business corridor and Moscow City \u2013 as well as in new office locations, including Bolshoy City, the Savyolovsky district and areas along Kutuzovsky Prospekt.<\/p>\n\n\n\n
Over the past year and a half, the volume of new supply in Moscow’s business districts totaled 1.1 million sq m, of which 334,000 sq m entered the market between January and June 2026. Sales in such areas grew by 54% year-on-year over the six-month period \u2013 from 58,000 to 90,000 sq m. The average area of a purchased lot increased by 58%, reaching 322 sq m.<\/p>\n\n\n\n
At the same time, new office construction is gradually shifting beyond traditional business centers. Among the emerging areas, FORMA workplace highlights Volokolamskoye Highway, the Kaluga cluster, and the area around the Ozyornaya metro station. In such locations, about 51,000 sq. m of offices were sold in the first half of the year \u2013 roughly the same amount as a year earlier. However, the average transaction size decreased from 236 to 145 sq. m, which the company attributes to the launch of projects with smaller unit layouts.<\/p>\n\n\n\n
According to FORMA workplace’s estimates, the price difference between emerging and already established business districts remains significant. For example, in northwestern Moscow, an office in a new business cluster can cost approximately 30% less than in neighboring established locations. Among the districts with potential for further development, the company names Pokrovskoye-Streshnevo, Shchukino, the Volokolamskoye direction, Ochakovo-Matveyevskoye, and the Savyolovsky district.<\/p>\n\n\n\n
Low vacancy rates in high-quality office spaces remain an additional factor supporting the market. According to the company, the average rate is about 5\u20136%, while in certain areas it is significantly lower. For example, in Pokrovskoye-Streshnevo, the share of vacant space currently stands at less than 1%, compared to over 20% a few years ago.<\/p>\n","protected":false},"excerpt":{"rendered":"
