{"id":5304,"date":"2026-09-21T19:56:24","date_gmt":"2026-09-21T16:56:24","guid":{"rendered":"https:\/\/bricsmagazine.com\/en\/?p=5304"},"modified":"2026-09-23T22:05:23","modified_gmt":"2026-09-23T19:05:23","slug":"uae-investment-maldives-eagle-hills","status":"publish","type":"post","link":"https:\/\/bricsmagazine.com\/en\/main-issue\/agenda\/brics-plus-news\/uae-investment-maldives-eagle-hills\/","title":{"rendered":"The UAE exports its business model to the Maldives"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\">The UAE is beginning to export to the Maldives the coastal development model that has largely shaped the modern look of Dubai and Abu Dhabi: <strong>marina + branded residences + hotels + restaurants and retail + urban infrastructure.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Abu Dhabi-based developer Eagle Hills has <a href=\"https:\/\/www.thenationalnews.com\/business\/property\/2026\/09\/21\/abu-dhabis-eagle-hills-signs-20bn-maldives-waterfront-and-marina-deal\/\" target=\"_blank\" rel=\"noreferrer noopener\">reached an agreement<\/a> with the government of the Maldives to create Maldives Waterfront and Marina in the new Ras Mal\u00e9 district near the capital. The cost of all project phases is estimated at <strong>approximately $12 billion<\/strong>. The new cluster will include international hotels and resorts, hotel-branded residences, a yacht marina, waterfront promenades, restaurants, shops, wellness centers, as well as medical and educational infrastructure.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The project is designed not only for classic Maldivian tourism. Once fully operational, the complex is expected to welcome <strong>over 1 million visitors per year and generate more than $2 billion in tourism revenue<\/strong>. Eagle Hills estimates the number of direct and indirect jobs at over 54,000, while potential foreign investment inflows over the project&#8217;s lifecycle are projected to exceed $30 billion.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In essence, the Maldives is trying to complement the familiar model of isolated island resorts with a model well known from the UAE: turning the waterfront into an independent investment product where tourism, real estate, yachting, retail, food and beverage, and services all operate simultaneously. Real estate is intended to be offered to foreign buyers under long-term lease agreements for up to 99 years.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">And the potential demand here is already largely driven by the BRICS countries. China and Russia are among the largest sources of tourists for the Maldives, and there is also a significant flow from India. The result is an almost ready-made BRICS ecosystem: a developer and capital from the UAE, consumers from China, Russia, and India, and a project in one of the fastest-growing tourism economies in South Asia.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If the project is implemented on the announced scale, Eagle Hills will effectively create a new platform in the Maldives for exporting not only UAE capital, but also an entire Gulf business model.
